Summer has arrived, the sun is shining, and TMAP has been handed a brand-new mission — and it’s a big one: Get Julie and Mo into their first home before Christmas.
Not in January. Not “sometime soon.” Before Christmas. And we’re taking it on.
The Property & The Timeline
Julie and Mo have secured a property in Ingleburn. They’ve already used the OPM Strategy (the 5% Government Guarantee) and have signed and exchanged contracts. That gets us to base camp — but now the real climb begins.
Key Dates
- Cooling-off ends: 9 December
- Original settlement date: 5 January
- Target TMAP settlement: 23 December
That gives them a couple of days to move in and celebrate Christmas in their OWN home. And from today?

➡️ Instead of the standard 42 days.

What Needs to Happen — Fast
To hit a 23 December settlement, the next steps must move like clockwork.
During Cooling-Off (Next 10 Days):
- Pest & building inspection
- Bank valuation
- Finance approval: Unconditional by 9 December
Before Settlement (Following 2 Weeks):
- Loan documents issued
- Loan documents signed, returned, verified
- Funds prepared and cleared
- Settlement booked and executed
